Commercial HVAC/Mechanical Project Spotlight: Premier Rehabilitation

Reimagining a Large-Scale Facility for Modern Healthcare and Office Use

What happens when a 108,000-square-foot gymnasium is repurposed into a modern rehabilitation and office facility? For this ambitious project in Nashua, New Hampshire, the answer lies in expert mechanical design, coordination, and execution.

he project’s goal was clear: to provide a comfortable, efficient, and code-compliant HVAC system that would serve both patient care areas and administrative spaces.
Denommee Plumbing, HVAC & Electric (DPHE) was chosen to complete the mechanical scope — a testament to the company’s track record for delivering large-scale commercial HVAC installations that meet modern building standards and owner expectations.

From Gymnasium to Care Facility: Meeting a New Set of Demands

Repurposing a former gym into a rehabilitation center required far more than simple equipment swaps. The existing mechanical infrastructure had to be completely rethought to handle new occupancy types, zoning requirements, ventilation standards, and comfort needs.

Rehabilitation facilities require precise environmental control — stable temperatures, fresh air circulation, and energy-efficient operation. At the same time, integrated office spaces demand quiet, balanced air delivery that supports concentration and productivity.

DPHE’s mechanical team developed a plan that aligned with the facility’s new layout, occupancy classification, and performance requirements, ensuring that every square foot would benefit from optimized airflow and comfort.

Scope of Work: A Comprehensive Mechanical Retrofit

Denommee Plumbing, HVAC & Electric provided all labor, equipment, and materials to complete the HVAC system installation per engineered plans and specifications.

Key Project Details:

  • Demolition:
Removal of existing ductwork, flues, and other outdated components as shown on demolition drawings (MD100).

  • Ductwork Installation:
Connection to existing systems and installation of new 10”, 8”, and 6” spiral ductwork, along with one section of 12” x 12” rectangular duct to serve key zones.

  • Exhaust & Venting:
Installation of a 4” aluminum dryer vent exiting the side of the building and new flue for the gas-fired water heater.

  • Heating Equipment:
Installation of two new unit heaters on the first floor (CUH-1 and UH-1).

  • Air Distribution:
Installation of 31 grilles, registers, and diffusers to provide balanced air delivery throughout the facility:

    • 5 A1 Supply Grilles

    • 3 A2 Supply Grilles

    • 9 B1 Supply/Return Grilles

    • 4 C1 Return Grilles

    • 5 X1 Return Grilles

    • 5 Y1 Return Grilles

  • System Balancing:
Coordination of a third-party Testing, Adjusting, and Balancing (TAB) company to ensure final airflow accuracy and performance.

  • Compliance:
All installations were completed to the latest local code requirements, ensuring safety and long-term reliability.

Delivering Comfort and Efficiency

The result is a fully modernized HVAC system designed around comfort, performance, and energy efficiency.
Each mechanical component was selected and installed to serve the facility’s new purpose — providing consistent temperature control, quiet operation, and healthy air exchange in patient areas and administrative offices alike.

The system supports:

  • Enhanced indoor air quality (IAQ) through balanced ventilation

  • Improved temperature consistency across multiple zones

  • Low-maintenance operation for facility staff

  • Energy savings through modern unit heaters and efficient duct routing

Why the Right Mechanical Contractor Matters

Transforming a 108,000 SF structure into a healthcare environment isn’t a simple retrofit — it’s a mechanical coordination challenge that requires experience, communication, and precision.
That’s where Denommee stands out.

From day one, DPHE’s MEP estimation, project management, and documentation processes ensured that the installation stayed accurate, efficient, and fully aligned with owner expectations and engineering design.

1. Dedicated MEP Estimation

Every DPHE project begins with detailed takeoffs and professional mechanical estimating. The team uses current material costs, labor factors, and real-world field knowledge to generate accurate pricing.
This allows developers and owners to plan budgets confidently and minimize change orders.

2. Submittal Preparation and Coordination

DPHE’s project management team handles the submittal and approval process with care — reviewing all mechanical equipment, duct fittings, and accessories to ensure compliance with engineering design and manufacturer specifications before installation begins.

3. Expert Commercial Project Management

Large mechanical projects require more than fieldwork — they require clear communication and structured documentation.
DPHE’s project managers oversee scheduling, coordination with general contractors and other trades, and safety compliance — ensuring all work is delivered on-time and on-budget.

4. Transparent Change Order and Invoicing Process

Unexpected field conditions are inevitable, but surprises don’t have to be.
Denommee uses a formal change order process supported by a structured Schedule of Values (SOV) invoicing system. This gives developers and facility owners complete visibility into project progress, scope adjustments, and billing — eliminating uncertainty.

5. Formal Closeout and Documentation

At project completion, Denommee provides full as-built documentation, TAB reports, and O&M manuals to ensure the building owner has everything needed for operation, service, and future maintenance.

Value to Commercial Clients: More Than Installation

For commercial property owners, developers, and facility managers, DPHE provides more than mechanical labor — we provide clarity, accountability, and craftsmanship.

Client Type How Denommee Adds Value
Property Owners Energy-efficient systems that enhance comfort and reduce long-term costs
Developers Clear estimating, fast submittals, and professional coordination
Facility Managers Accessible duct layouts, labeled systems, and simplified serviceability

DPHE’s approach ensures that mechanical systems are installed not only for today’s operations but also for future adaptability, making future expansions or remodels more cost-effective.
